This project is located in Aveiro, near a train station in the city. It is a multifamily building with 21 apartments.
In formal terms, the proposal was developed with the façade oriented toward the street, taking into account the established urban fabric of the area, thus allowing the closure of the street front.
We selected materials designed to minimize maintenance costs over the building’s lifespan, such as black zinc cladding on the façade and black brick on both the base and upper floors. The palette of materials and colors is intentionally limited. The window frames feature a concealed profile with black thermo-lacquer, while the railings of the balconies on the rear elevation are painted in anthracite gray, complemented by wood detailing on the top and lower cover.
The exterior walls are constructed with thermal blocks and finished with wallmate, with the interior side covered in plasterboard. The interior partitions will be executed in plasterboard with rock wool insulation. The wet areas’ walls will be clad in handmade 11x11cm tiles up to a height of 2m; above this level, the finish will be applied with painted tinned plaster.
The garage floor consists of smoothed cement coated with a one-component epoxy paint featuring a non-slip finish suitable for vehicular traffic. The service stair steps will be finished in white marble, and the common floors leading to the apartments will be in honed marble. Within the individual units, the flooring will be light oak wood, and the walls will be finished in smoothed white cement, sealed and varnished.
The exterior openings will incorporate matte black thermo-lacquered aluminum frames with a thermal break and double glazing featuring a 15mm chamber. The main access door to the building will be constructed with aluminum frames and a glass surface, while the entrance doors to the apartments will be of the Fichet Forstyl SL model.
The strategy includes reforesting the shared outdoor spaces with native species, thereby recreating a forest-like area where extensive maintenance is not anticipated.
